The Mismatch of Commercial Brokers and Social Networking

If you are like me you have been inundated with the importance of online “social” networking.  I still can’t figure out what’s so social about not speaking to anyone.  You have been told there are several MUSTS if you are to keep pace with (forget ahead of)  your competition.  For example, you must have 1) a personal website 2) a Twitter account 3) a blog and 4) a Linked In account, at the bare minimum.  In addition to these MUSTS, you have to have an integrated marketing platform that creates push and pull campaigns on a varied, yet consistent basis.  Now if you really want to get the most out of the Web 2.0 (or is it 3.0?) culture, you should have your own Facebook account and a personal YouTube channel… a personal YouTube channel – are you serious?

Preparing for Property Tours

Office building lobbyMany of us look at building tours or site visits as a mere formality; a quick run-through before the prospect signs the lease.   But if that were true, then the ratio between the number of tours you conduct and the number of leases you sign would be 1:1.  While you may achieve that ratio on the odd occasion, it is not a standard benchmark.   So, where, exactly, is the disconnect?

The solution could be as simple as looking at building tours in a different way in order to maximize their full potential.   There is no overstating the importance of an on-point, customized building tour.   Charts and graphs, facts and figures are one-dimensional.  A building tour is a living, breathing, three-dimensional visual aid complete with sound, sights, textures, smells, and if you’ve provided refreshments, even a taste of its own – it’s a brief but memorable sample of what it would be like to be a client in that building.

The Commercial Broker – the new incarnation

For many years, TheCommercialBroker.com has been the most popular web site for commercial real estate technology information, reviews and tips.  I had an epiphany recently, and decided to totally re-design the site.  In the age of Twitter and Facebook, when people are accustomed to fast, succinct updates, I decided it would be more useful to turn this into a blog.  The reasons are many, but mostly I think it is better to have more frequent timely updates rather than to focus on longer articles as we have in the past.  I hope you will be happy with the results.
